Find out more about my experience

My exposure to a wider range of activities in the construction industry has given me the opportunity to work on projects across the full range of an architect’s service phases. Clients can therefore receive all consultancy and design work as a whole.

Education and qualifications

I graduated from the Czech Technical University in Prague, Faculty of Civil Engineering and Faculty of Architecture in the field of Construction Management and Architecture-Construction.

My experience

I’ve been working in the construction industry since 2015 in a wide range of activities, from working in the archive, preparing building passports, designing and planning buildings, designing ground structures, coordinating professions, preparing analyses and calculations for the energy performance of the building, assisting the construction manager and performing technical supervision activities for the investor on the construction site.

I have been in full independent practice since June 2024 when I passed the A1 Architectural Authorisation Examination. I am currently in private practice as a Chartered Architect.

Other activities

In addition to the popularity of individual housing through the reconstruction of buildings, I also devote my time to the strategic concept and sustainable development of the Broumov region, the Orlické Mountains and Kladsko.

Self-sufficiency, use of renewable resources and economic return complete the range of activities and services of the architect.

Who am I working with?

I work with different types of professionals on the project. They are structural engineers, fire protection engineers or electrical engineers.

I also work closely with Ing. arch. Vít Hybner.

1. Consultation of the project

Are you looking for a way to be efficient (spatially, functionally, operationally), economical (energy, water) and how to appreciate your financial sources in housing (you have an older property and are looking for its re-use or are dreaming about your new house) regarding building legislation?

In the phase of the project preparation, we will go through everything necessary in terms of surveys and building legislation. The initial consulting service will help you to clarify the requirements of authorities, construction companies and compliance with laws and estimate the costs of design and construction.

In the planning stage, we also process a report from visits to the property for the purpose of purchase or investment. Not sure whether to buy the property? Don’t you want to be surprised in time by what defects you will find and must repair? Do you want to be on the safe side with cost coverage? We can help you with a technical survey of the property and assessment of potential defects.

2. Current state of the object

For the preparation of the study and the project for the reconstruction of the existing building, the initial necessary basis is the as-built drawing documentation and a technical survey we can help you with. The legislation imposes the obligation of the property owner to have a building documentation even when the property is sold.

Do you have an idea and are interested in how to do it differently – a work with variants? Are you worried about the energy costs in your house, not feel comfortable and cozy in your space or want some advice on space, for example: in multi-generational living or in a smaller apartment?

We provide a verification of the client’s intention with the requirements of the relevant state administration bodies and with a general urban plan.  We will present a proposal of layout variants, optimization in compliance with spatial requirements according to legislation. The design of facades, their articulation and materials are usually part of the solution as well as the concept of the situation plan with the location of the object on the plot.

4. Building permit design (DSZ)

How is the documentation handled? And what does it contain?

The documentation is prepared on the basis of a previous architectural study.

It includes the processing of your plan for a building permit by the authorities including relevant profession design parts e.g. structural, fire safety, heating, electrical or sanitary drawings. The project is prepared within the scope and details of the decree.

5. Documentation for selecting a contractor

There is a lot of materials, products, construction companies on the market.

Do you want some advice on how to choose correctly and effectively? The phase of selecting a contractor includes, for example: windows and doors schedules, metalwork and tinsmith items schedules, an inventory of floor materials and sanitary items in the total amount needed for the realization of your plan.

The list of elements and dimensions will allow you to contact potential contractors with a clear specification of items and enables to better compare the quality and price of the services offered. This phase also makes control over consumption and quantity easier.

6. Construction execution design (DPS)

This phase follows the documentation for the authorities. What is it?

It is an execution project with detailed specifications in the form of more precise drawings, schedules and details for the implementation of the construction by a construction company.

According to the current building legislation it is an obligatory part of design documentation during implementation.

7. New Green Savings (NZÚ)

Finance and housing are closely related. Funds for the house are also provided by the State Environmental Fund if the requirements are met.

8. Permits application, DOSS, AD, TDI

After finishing the design for the building permit of your project, we can submit the necessary applications and incorporate the requests and responses of the authorities.

We can generally communicate with the authorities throughout the entire scope of the approval process. The activity results in statements of state administration bodies and utilities administrators and building permit.

Have you already selected a construction company, and would you be interested in subsequent support of the designer?  The architect supervises the execution of the project acording to the original plan as the designer’s supervisor.

If necessary, we will also provide technical supervision over the implementation of the project, who will check the details, materials used in accordance with the project. if there be changes in the project with regard to material availability, cost or client-induced change, we will examine the possibilities and alternatives during this phase.

Preliminary price information

The preliminary price for the project preparation phase and the architectural concept is around 20,000 CZK. I always set the price individually. Please contact me.

The architectural design is about 1 – 1.5% of the total construction cost. In addition, the documentation for the building permit is 2 – 5% of the total construction cost and the documentation for the construction is 3 – 5% of the total construction cost.

The list of works and supplies represents approximately 1% of the construction cost and the designer’s supervision during construction represents approximately 1% of the construction cost.
